HOA & Property Manager Handyman Program

HOA boards, community managers and property managers in Los Angeles call us for the same reason: the repair list never stops, and every item needs a vendor who is insured, shows up inside the window and leaves paperwork a board can read. Fix Brothers runs a handyman program for exactly that. One point of contact in the office, technicians who learn your buildings, one fixed price per job, and a certificate of insurance on file before the first visit.

We work across the Westside, the San Fernando Valley and Central Los Angeles, from condo towers in Marina del Rey and Westwood to townhome associations in Calabasas and apartment portfolios in Sherman Oaks. To set up a portfolio, call or text (323) 593-3663; the office usually calls back within about 15 minutes, seven days a week, 8am to 8pm.

Who the program is for

  • HOA boards and community association managers: common-area repairs, unit-turnover items for owners, punch lists after other trades, recurring walk-throughs.
  • Property managers and landlords with several units: tenant repair tickets, turnovers between leases, habitability items that cannot wait.
  • Estate and household managers: one standing technician for a large home, with notes kept so nothing is re-diagnosed.
  • Short-term-rental operators: fast fixes between guests and a stocked van for the small hardware that breaks most.

What we set up before the first job

  • Certificate of insurance naming the association or management company as additional insured, plus a W-9, sent to your office or uploaded to your vendor portal.
  • Vendor registration with your building: elevator booking rules, loading-dock hours, badge or key procedures, where the shut-offs are.
  • Approval thresholds: the dollar amount a manager can approve on the spot, and what goes to the board or owner first.
  • Response windows agreed in writing, including how habitability emergencies are dispatched within 24 hours.
  • One list per building of open items, with photos, so the board sees what was done and what is next.

The repairs we close most often for buildings

Everything below is priced per job from the pricing page; portfolio terms are set per account.

Common areas, units and what needs board approval

Work inside a unit is approved by the owner or manager. Anything that touches common elements, such as corridor walls, exterior doors, railings, roofs, plumbing stacks or shared electrical, is scoped separately and goes to the board with photos and a written price before we touch it. Roofing, electrical panel upgrades, gas line work and structural changes are not handyman jobs; we flag them and quote them as projects or tell you which specialist to call.

Hours, noise and tenants

Inside the City of Los Angeles, LAMC 41.40 allows repair work at residential buildings Monday to Friday 7am to 9pm and Saturdays and holidays 8am to 6pm; Sunday visits in the city are inspections and estimates only. Burbank, Pasadena, Culver City, West Hollywood and Santa Monica set their own hours, and most buildings add quiet hours of their own. We schedule to the stricter rule, give tenants a 2-hour arrival window, and the technician photographs the finished work before leaving.

How pricing works for portfolios

Every job gets one fixed price before we start; it only changes if the list changes, and we ask first. Managers who prefer to pay for time can use the hourly option: $160 for the first 2 hours, then $80-120 per hour depending on the work. Materials are billed at cost with the store receipt attached to the invoice, one invoice per unit or per building as you prefer. Portfolio terms, such as standing monthly walk-throughs or priority windows, are quoted after we see the buildings. Kitchen and bathroom remodels and whole-home renovations are separate projects: see kitchen remodeling, bathroom remodeling and whole home renovation.

Reporting your board can read

Each visit closes with before-and-after photos, an itemized invoice that names the unit or common area, and the updated open-items list for the building. Repeat buildings get the same technician where possible, so the second visit starts where the first one ended. For landlords with ongoing portfolios, see property maintenance for landlords.

To start, send the buildings, the number of units and the current repair list to (323) 593-3663 or request a quote. We schedule a walk-through, send the COI and W-9, and price the first list within a day.

Frequently asked questions

Can you add our association as additional insured on the certificate?

Yes. Send the exact legal name and address of the association or management company and we return the certificate of insurance before the first visit, along with a W-9.

Do you charge a monthly fee for the program?

No standing fee is required. Jobs are priced per job at the fixed prices on our pricing page; portfolio terms such as priority windows or standing walk-throughs are quoted per account after we see the buildings.

Can managers approve work on the spot?

Yes, up to the approval threshold you set when we onboard the building. Anything above it, or anything touching common elements, goes to the board or owner with photos and a written price first.

How fast do you respond to a tenant emergency?

Habitability emergencies such as no water, an active leak, no heat or a security failure are dispatched within 24 hours, usually much faster across the Valley and the Westside. Routine tickets are booked into agreed response windows.

Do you work hourly for buildings?

Fixed price per job is the default. If your board prefers time-based billing, the hourly option is $160 for the first 2 hours, then $80-120 per hour depending on the work, with materials at cost and receipts attached.

Which cities and neighborhoods do you cover?

The Westside, the San Fernando Valley, Central Los Angeles, Pasadena and Burbank. Our technicians live across the city, so most buildings are within a 30-40 minute drive of one of them. Each area page lists local scheduling rules.
