Fix Brothers is a Westlake Village handyman service for the repairs that build up in a house or townhome about 50 years old: patio sliders that grind, cracked drywall, dripping faucets, torn screens, sagging side gates, new light fixtures and wall-mounted TVs. Our handyman services in Westlake Village cover ZIPs 91361 and 91362 on both sides of the county line, including First Neighborhood, Foxmoor, Three Springs, guard-gated Westlake Island and North Ranch off Valley Spring Drive.
You get one price for the entire job, settled before a tool comes out. Texting a photo to (323) 593-3663 is the quickest way to get it. Calling works too, or reserve a 2-hour arrival window with our online booking.
Sorted by what Westlake's late-1960s and 1970s houses and townhomes need most. Prices show where each job starts.
Westlake Village began in 1963, when the American-Hawaiian Steamship Company bought a 12,000-acre ranch and, with Prudential, commissioned a master plan for a "City in the country." The Los Angeles-Ventura county line cuts that plan diagonally. Thousand Oaks annexed the Ventura side in 1968 and 1972, and that side holds roughly two-thirds of the community; the Los Angeles side became the City of Westlake Village in 1981. La Venta Drive runs along the county line and connects the island in Westlake Lake, a private 125-acre lake built in 1969.
Most of the housing dates from that first wave. Census figures for ZIP 91361 (ACS 2024 5-year) put the median build year at 1976, with 62.6% of its 8,295 housing units dating from the 1960s or 1970s. About 59% are detached houses and nearly 19% are attached townhomes, including early-1970s complexes such as Village Green, Watergate and Westlake Bay. Owners occupy 69.7% of homes, and the median value is $1,433,300. Inside city limits the median build year is 1975 and 80.6% of homes are owner-occupied. ZIP 91362, which takes in North Ranch, is newer: median year built 1983, with 56% of its 14,383 units from the 1970s and 1980s.
Homes this age wear in predictable places. Slider rollers flatten, original doors drift on their hinges, shutoff valves and faucet cartridges start to drip, and shower grout cracks out. First Neighborhood, Westlake's first planned tract, and the late-1960s ranch houses of Foxmoor are the oldest; local agents describe many First Neighborhood homes as dated. Three Springs, built in the 1980s and 1990s, is a generation younger. Home repairs in Westlake Village are our part of the job; a full update is a separate kitchen remodeling or bathroom remodeling project.
Heat and wind add their own list. Westlake generally runs about 10 degrees hotter than the coastal plains below the Conejo Grade, so ceiling fans and well-sealed doors and windows matter. Santa Ana winds reach the area too: a January 2026 National Weather Service wind advisory covered Westlake Village, with gusts up to 50 mph and the strongest winds in the hills. A windy stretch leaves torn screens, gates pulled off their latches and loose fence boards.
City rules shape exterior work. Inside city limits, every fence or wall needs HOA approval, and anything over 42 inches also needs a city Fence Permit; front-yard fences are generally capped at 42 inches and side and rear fences at six feet. Oaks with trunks over 4 inches in diameter are protected, and their maintenance and removal go through a Protected Tree Permit, so when a fence runs under an oak, we fix the fence and leave the tree alone.
Guard gates and gated complexes. Westlake Island is guard-gated, and so are townhome complexes such as Northgate, Meadow Oaks and Westlake Pointe. In the booking notes, say how we get in (guest list, call-box code or meeting you at the entrance) and where a work van can park.
HOAs, landlords and estate managers. About 30% of occupied homes in 91361 are rented, and many owners answer to an HOA. We carry insurance, and a certificate of insurance (COI) can go to your association, property manager or estate manager before day one. Landlords with several units can put them on ongoing service through property maintenance for landlords.
Quiet hours. Inside city limits, the city noise code (Chapter 4.4) forbids construction and repair work with tools before 7am or after 7pm Monday through Friday, outside 8am-5pm on Saturday, and at any time on Sundays and holidays. We are open 8am to 8pm, seven days a week, so for city addresses the office fits tool work into the allowed hours when it confirms your slot. Homes on the Ventura County side fall under Thousand Oaks rules, plus any hours your HOA sets.
Booking and wrap-up. Once you reserve a 2-hour window online, someone from the office phones to confirm it, typically within about 15 minutes. Our technicians are based all over Los Angeles, which puts most jobs 30-40 minutes from the nearest one. Each visit ends with the work area cleaned and photos of the finished repair, useful for an owner who is traveling or a manager keeping a file.
Describe the job or send pictures, and you get a single price covering all of it. After you approve it, that figure is the labor line on your invoice.
Prefer hourly? $160 for the first 2 hours, then $80-120 per hour depending on the work. Hourly suits problems a photo can't diagnose, like a slider that binds only on hot afternoons.
Parts and materials cost exactly what the store charged. The receipt goes out with the invoice, which lets an association treasurer or estate office file it without a follow-up call.
We haven't published a Westlake Village job in our gallery yet. Our projects page shows finished work from across Los Angeles, from custom gates and door installs to ceilings rebuilt after a leak.
Reviewers give Fix Brothers 4.9 on both Google and Yelp; the Yelp profile has about 170 reviews. For the cities just east, see our pages on handyman services in Agoura Hills and a handyman in Calabasas.
Yes. Westlake Island is guard-gated, so let the gate know Fix Brothers is expected on your visit day and mention it in the booking notes. For gated complexes such as Northgate or Meadow Oaks, a call-box code or meeting us at the entrance is enough. If the association needs our insurance on file first, ask and we'll email the certificate (COI) ahead of the visit.
Grab any open 2-hour window online or phone (323) 593-3663. Expect a call from the office within about 15 minutes confirming the time. Visits run 8am to 8pm every day of the week across 91361 and 91362. At addresses inside city limits, tool work has to fit the city's noise hours, which leave out Sundays and holidays.
Either way. If you've already picked a faucet, ceiling fan or TV mount, we install yours. If we do the buying, you're charged the store price, and that receipt goes out with our invoice. Labor stays at the figure you approved.
When the list is clear, say two sliders, a ceiling fan and a regrouted shower, a fixed price is easier: a single figure covering the lot, agreed up front. Hourly fits open-ended troubleshooting, like tracing a leak behind a vanity: $160 for the first 2 hours, then $80-120 per hour depending on the work.
Roofing, gas lines, electrical panel upgrades and structural changes sit outside handyman work, and our handymen don't take them on. Building a new fence or wall inside city limits needs HOA approval, plus a city Fence Permit above 42 inches, so those approvals come first. A kitchen, a bathroom or a whole-house renovation is scoped as its own project with a bigger crew.
