Every house in Los Angeles moves. Foundations settle, framing dries out, and the door that closed perfectly in 2014 now needs a shoulder. Most homeowners assume the fix is a new door. It almost never is.

We diagnose the actual cause before we touch anything: hinge screws that have stripped out of soft framing, a jamb that has bowed, a strike plate that is a quarter inch out of position, a slab that has swollen at the top corner, or a threshold that has dropped. Each of those has a different repair, and only one of them costs real money.

What we actually fix

Interior doors that stick, drag on carpet, swing open on their own or will not latch. Exterior doors that let daylight through, stick in winter, or have a deadbolt that needs to be lifted to engage. Sliding glass doors that jump the track or take two hands to move. Closet bypass and bifold doors that fall off their guides. Pocket doors that have derailed inside the wall. Screen and security doors that sag or bind.

We also handle the damage around the door - split jambs, cracked casing, kicked-in strike areas, dog scratches at the bottom rail, water damage at the sill and holes left by an old lockset. That work is finished, filled and painted, not just screwed back together.

On an inspection report, six sticking doors read as deferred maintenance and invite a price reduction. On a tenant walkthrough, a door that will not latch is a habitability complaint. Both are among the cheapest defects on the list to close out - and among the most visible.

Frequently asked questions

My door sticks only in the winter. Do I need a new door?

Almost certainly not. A solid wood slab absorbs moisture and grows across the grain, so it binds at the top corner or along the latch edge. We ease and seal the swelling edge so it clears year round. Replacing the door would cost several times more and would not address a jamb that has moved.

How much does door repair cost in Los Angeles?

Single-door adjustments start around $145. Rehanging a door, repairing a split jamb or replacing a slab in an existing frame typically lands between $250 and $650 depending on finish work. If you have four or more doors, an hourly half day is usually cheaper than pricing each door separately.

Can you fix a door someone kicked in?

Yes. That damage is usually the strike side of the jamb, not the door. We rebuild or replace the jamb section, reinforce it with a security strike plate and long screws into the king stud, then fill and paint so the repair is invisible.

Do you repair sliding glass doors?

Yes - roller replacement, track repair, alignment and lock replacement. If the track itself is crushed we can install a track cap rather than replacing the whole unit. If the glass seal has failed and the pane is fogged, that needs glass replacement and we will tell you that up front.

Can you install doors I already bought?

Yes. Bring home the slab or pre-hung unit and we will install it square, shimmed and plumb, transfer or install the hardware, and finish the casing. We will tell you before we start if the unit you bought is the wrong size or swing.
