Valley housing runs from 1950s ranch homes and post-war duplexes to hillside properties and newer construction. Summer heat is hard on stucco, paint, decks, doors and exterior wood, and older copper or galvanized plumbing needs attention. Most Valley neighborhoods, from Chatsworth and Northridge to Sherman Oaks and Studio City, are in the City of Los Angeles and permit through LADBS. Burbank, San Fernando, Calabasas and Hidden Hills run their own permit processes, and a few unincorporated pockets go through LA County Building & Safety. Older homes often need an electrical service upgrade and updated plumbing to carry the added space, and hillside lots bring extra review.
