Lights get placed in a grid centred on the room, which puts them in the middle of the floor where nobody stands and leaves the perimeter and work surfaces dark. Correct layout starts from what you actually need lit: the counter, the sink, the reading chair, the artwork, the path. Then it fills. We lay the room out on paper, mark the ceiling with tape, and walk it with you before we cut a single hole.

Details that matter

• Colour temperature. 2700K for living areas and bedrooms, 3000K for kitchens and baths. Anything at 4000K or above makes a home feel like a dental office. Consistent across the whole house.
• Colour rendering. CRI above 90 so skin tones, food and paint colours look right. Cheap fixtures at CRI 80 make everything look grey.
• Beam spread and trim. Baffle trims for glare control in living spaces, adjustable gimbals for artwork and sloped ceilings.
• Dimming compatibility. The most common complaint we fix is flicker and buzz from a dimmer mismatched to the driver. We match them.
• Insulation contact and air sealing. IC-rated, airtight housings so you are not venting conditioned air into your attic through every can.
• Wafer versus canned. Wafer lights fit shallow ceilings and finished spaces with minimal drywall damage. Canned housings are better where the attic is accessible and you may want to change trims later.

Ceiling fans

A fan is a dynamic load hanging over people, and it must be mounted to a fan-rated box anchored to framing - never to a standard light box. We replace the box every time. We also verify the down rod length and blade-to-ceiling clearance so the fan actually moves air instead of just spinning.

Recessed lights generally run $145 to $220 per fixture with accessible attic access, more where we must fish through a finished ceiling and patch. Ceiling fan installation replacing an existing fixture runs $250 to $450 including a fan-rated box. Under-cabinet LED runs typically run $450 to $900 per kitchen. Can you install a fan where there is only a light?

Yes, and we replace the box with a fan-rated one anchored to framing. Hanging a fan on a light box is unsafe.
