What a full kitchen remodel with us actually includes

A real kitchen remodel is not just new cabinets. It is demolition and disposal, moving water and gas lines, re-running circuits for a modern appliance load, floating and skimming walls, setting cabinets to a level plane, templating and installing stone, backsplash tile, trim, paint and a punch list. We do all of it with our own crew and our own licensed trades, under one contract and one schedule.

How the job runs

  1. Site visit and measure. We measure the room, open a cabinet base, check the electrical panel and look at what is actually behind the drywall.
  2. Written scope and fixed price. You get a line-item scope, a material allowance for the finishes you pick, and a start and finish date.
  3. Permits where required. If we move gas, add circuits or change the footprint, we pull the permit under our license, not yours.
  4. Demolition and rough-in. Floor and doorway protection first, then demo, then plumbing and electrical rough-in and inspection.
  5. Finish work. Drywall, paint, cabinets, stone template and install, tile, trim, appliances and hardware.
  6. Punch list and walkthrough. We walk the room with you and close the list before the final payment.

What kitchen remodeling costs in Los Angeles

Most of the kitchens we build in the San Fernando Valley and on the Westside land between $18,500 and $65,000 depending on square footage, cabinet grade, stone selection and how much plumbing and electrical has to move. Three things move the number more than anything else: relocating the sink or range to a different wall, upgrading the electrical panel, and choosing full-custom cabinetry over semi-custom. We tell you which of those you actually need before you sign anything.

Frequently asked questions

How long will my kitchen be out of service?

Plan on three to six weeks for a standard remodel. We set up a temporary sink and refrigerator location so you are not without water and cold storage the entire time.

Do you pull permits?

Yes, whenever the work requires it - moving gas, adding circuits, changing walls. We pull under our own general contractor license.

Can I supply my own cabinets or appliances?

Yes. Many clients buy their own. We inspect the delivery before we accept it so damaged parts get replaced before install day instead of stalling the job.

What happens if you find something behind the wall?

We tell you the same day, in writing, with the cost to correct it before we proceed. No surprise line items at the end.

Do you work on condos and HOA buildings?

Yes. We handle HOA paperwork, certificate of insurance requirements, elevator reservations and building work-hour rules.
