Fix Brothers is a licensed and insured general contractor working in Porter Ranch, about ten minutes north of our Chatsworth shop. Most of what we do here is kitchen and bathroom remodeling in 1980s and 1990s tract homes, whole-home updates in the newer hillside developments, and ADU or garage conversion work on the larger lots.

Porter Ranch sits on the northern edge of the Valley, against the Santa Susana foothills. The housing is newer than most of our service area: tracts from the 1980s and 1990s on flatter streets, and larger hillside homes built from the late 1990s on. That means fewer surprises behind the walls than in older parts of LA, but a different set of jobs. Twenty and thirty year old kitchens and baths are now due for a full rebuild, original water heaters and panels are at the end of their life, and the first generation of stucco and roof flashing is starting to show.
The hillside streets bring their own conditions. Heat and dry wind off the Santa Susana Pass are hard on exterior paint, fences and south facing stucco. Many of the newer tracts sit in designated hillside areas and parts of the neighborhood fall inside a Very High Fire Hazard Severity Zone, which sets rules for exterior materials and vents on anything we build outside. Gated and HOA tracts usually have their own design review for windows, paint colors and anything visible from the street, and we build that approval into the schedule instead of discovering it mid job.
The Los Angeles Department of Building and Safety, because Porter Ranch is part of the City of Los Angeles. Kitchen and bath remodels that move plumbing or add circuits, structural changes, additions and ADUs all go through LADBS plan check. If your street is in a designated hillside area, the city also measures added floor area against the hillside rules, so we check that before the design goes far. We pull the permits, meet the inspectors and handle the Title 24 paperwork.
Yes. A lot of Porter Ranch is governed by HOAs, and most of them review anything visible from the street: windows, exterior paint, roofing, fences, patio covers and solar. We prepare the submittal package, keep our schedule realistic about the approval window, and do not order materials that the board has not signed off on. Inside the house, HOA rules normally do not apply, so kitchen and bath work can start as soon as permits are ready.
Often yes, and the bigger lots on the north and west sides are good candidates. State ADU law overrides many local limits, but setbacks, fire zone requirements, utility connections and hillside grading still shape what fits. We walk the lot, check what the city allows, and tell you honestly whether a garage conversion, an attached unit or a detached build makes more sense before you pay for drawings.
Usually within one to two business days. We are ten minutes away, so Porter Ranch is an easy run for drywall patches, door adjustments, fixture swaps, water damage repair and punch lists after a move. Small jobs get a fixed price up front, and anything that grows into a real project gets a fixed written estimate before we start.
