Porter Ranch has two housing stocks, and they remodel differently
Almost every kitchen we open in Porter Ranch belongs to one of two groups. South of Sesnon, around Rinaldi, Mason and Tampa, the houses went up in the late 1960s and 1970s: single story or split level, a closed kitchen behind the dining room, a soffit over the uppers and one window above the sink. North and uphill, in the master-planned tracts built from the late 1980s onward, the kitchen is already open to a family room, and the complaint is different. The layout works, but the island is too small, the uppers stop short of a tall ceiling and the finishes are builder grade from the year the tract sold out.
Fix Brothers is a licensed remodeling contractor started by two brothers, working out of our Chatsworth shop since 2015. Porter Ranch is ten minutes up the road from us, which means the person who measures your kitchen is on site while it gets built.
Why the framing decides how open your kitchen can get
In the 1970s houses the roof sits on ceiling joists that often bear on the wall between the kitchen and the family room. Taking that wall out means an engineered beam, a plan-check review and an inspection before the ceiling closes. In the newer tracts the roof is carried on trusses that span from exterior wall to exterior wall, so most interior partitions hold nothing but drywall. Opening one up is usually a matter of patching the ceiling and rerouting whatever runs inside it.
We never price a wall from the floor plan. We get into the attic, look at which way the framing runs and where it lands, and then quote the wall you actually have.
What we usually find behind Porter Ranch cabinets
- Soffits above the uppers hiding a duct run, a vent stack, or in plenty of cases nothing at all.
- Original 1970s panels sized for a house without central air, an induction cooktop or an EV charger.
- Newer tract panels rated high enough on paper but already full, so a sub-panel goes in.
- Scale inside the supply lines from years of hard north-valley water, which is why a new faucet can feel weak on old pipe.
- Recirculating hoods vented into the cabinet above instead of outside.
- Thick 1990s tile set straight onto the slab, which changes how the new floor meets the rest of the house.
Permits: Porter Ranch is City of Los Angeles
Porter Ranch sits inside the City of Los Angeles, so your kitchen permit comes from the Los Angeles Department of Building and Safety. Swapping cabinets and counters in the same footprint, with no new circuits and no gas work, often needs no permit at all. New circuits, a relocated sink, a gas line change or any wall work does. Non-structural kitchen work can usually be permitted without a full plan check, so it rarely holds up a start date. A bearing wall is the exception: that needs an engineered detail and plan-check review, and we build the review time into the schedule instead of promising around it.
Title 24 lighting paperwork comes with the permit. We fill it out and we meet the inspector, so you are not standing at a counter downtown with a set of drawings.
If your tract has an HOA
Several of the newer Porter Ranch tracts have an architectural committee. Inside the house they rarely care what you do. They start caring the moment the work shows on the outside: a new window, a larger opening, a range hood cap through the wall or the roof, or a dumpster parked where the rules say it cannot go. We put together the submittal with drawings and product data, send it in early, and schedule demolition for after the approval comes back rather than hoping it arrives in time.
Heat, air and the range hood
Porter Ranch runs hot in summer, hotter than most of Los Angeles. Two things follow from that. First, when a wall comes out between the kitchen and the family room, the air handler is suddenly serving one larger space, and a return that was adequate before may not be. We check the system before the wall goes, not after. Second, a serious ducted hood pulls a lot of air out of a tight newer house, so we plan the duct run, the roof or wall cap and make-up air together instead of mounting the hood and finding out later.
Hillside addresses on the north edge
The streets that climb toward the Santa Susana foothills include hillside-zoned parcels, and some of them fall inside a Very High Fire Hazard Severity Zone. For an interior kitchen that mostly does not matter. It starts to matter if the project grows into a bump-out, a new window wall or anything structural, because then foundations, drainage and exterior materials come into it. We look your address up before we write the estimate so nothing surprises either of us in plan check.
How a Porter Ranch kitchen runs
- Site visit with the panel open, the attic checked and the soffit probed.
- Line-item written scope with finish allowances, so the choices stay yours.
- Engineering and LADBS permit, plus the HOA submittal when the tract needs one.
- Demolition, framing and any beam work, inspected before the ceiling closes.
- Plumbing, gas and dedicated circuits roughed in and signed off.
- Drywall, cabinets, stone, backsplash, floors, hood, appliances, final inspection, punch list.
Plan on roughly five to nine weeks of construction once the permit is issued. Cabinets and stone set the pace more than labor does, so we order early and sequence the trades around the delivery dates.
Work you can look at
The closest example to a Porter Ranch open-up is our Sherman Oaks kitchen with open shelving and a pro range, where the old soffit came out, the hood was ducted properly and the uppers were replaced with shelving. For smaller scopes, kitchen fixture installation shows the finish-level work.

Frequently asked questions
Do I need a permit to remodel a kitchen in Porter Ranch?
Usually yes, once the work goes past replacing cabinets and counters where they already sit. New circuits, a relocated sink, gas line changes and any wall work all need an LADBS permit, because Porter Ranch is part of the City of Los Angeles. We pull the permit under our own license, book the rough and final inspections and complete the Title 24 lighting forms.
Can the wall between my kitchen and family room come out?
Often yes, and in the newer hillside tracts it is usually straightforward, because those roofs sit on trusses that span the whole house and leave interior partitions carrying nothing. In the 1970s houses south of Sesnon the same wall frequently carries ceiling joists, which means an engineered beam and a plan-check review. We check the attic before we price either version.
Will my HOA need to approve the remodel?
Only the parts it can see. Interior layout, cabinets and finishes are your business. A new or enlarged window, a hood cap through the wall or roof, exterior paint or where a dumpster sits all go through the architectural committee in the tracts that have one. We prepare that submittal at the start and schedule demolition after the approval comes back.
How long does a Porter Ranch kitchen remodel take?
Count on about five to nine weeks of construction once the permit is issued. Cabinet and stone lead times usually matter more than the work itself, so we order early. If a bearing wall is coming out, add the plan-check period in front of that, and we put dated phases in the estimate so you can see where the time goes.
Does the hard water here affect a new kitchen?
It affects what you should expect from new fixtures. North valley water leaves scale, and in older Porter Ranch houses the supply lines are narrowed by it, which is why a new faucet can still feel weak. During the walkthrough we check pressure and pipe condition, and we tell you plainly whether repiping the kitchen run is worth it or whether a softener is the better answer.
