- Corroded angle stops. The little shut-off valve under every sink and toilet. They seize and then weep. Replacing all of them in a house takes a few hours and prevents the most common water loss claim there is.
- Braided washing machine hoses past their service life. Five to seven years and they should be replaced. This is a twenty minute job.

Diagnostic first, price second, work third. You get the number before we start and we separate the list into what is urgent, what should be done this year, and what is fine to leave. That last category is the one most plumbing companies leave out of the conversation.
Cost
Service call and diagnostic starts at $165 and includes the first repair where it is straightforward. Angle stop replacement typically runs $145 to $220 each, less when several are done in one visit. Toilet replacement generally runs $350 to $650 in labour. Water heater replacement runs $1,650 to $3,200 for tank units including permit, strapping, pan and expansion tank.

Tank or tankless water heater?
Tankless makes sense with adequate gas supply and a long expected occupancy. In many LA homes the gas line and venting upgrade erases the savings. We do the math for your house honestly.
