What we do between tenants
Vacancy costs money every day, so turnover work is about scope discipline and schedule. We walk the unit, agree the scope in writing, and run kitchens, bathrooms, flooring, paint, electrical and plumbing in a fixed sequence with one crew. For value-add renovations we upgrade to the finish level your rent target supports and keep the same materials across units so maintenance stays simple.
Turnover packages
- Make-ready: paint, patch, deep clean, hardware, fixtures, minor repairs. Days, not weeks.
- Refresh: flooring, kitchen counters and cabinet fronts, bath vanity and tile touch-up, lighting.
- Full renovation: new kitchen and bathroom, electrical and plumbing updates, flooring throughout.
- Compliance work: balcony inspections and repairs under SB 721 and SB 326, GFCI, smoke and CO detectors, egress.

Frequently asked questions
How fast can you turn a unit?
A make-ready is typically 3-7 working days. A refresh runs 1-2 weeks. A full renovation 3-4 weeks. We commit to dates in writing.
Do you handle multiple units at once?
Yes. We stage crews so two or three units run in parallel with the same finish spec.
Do you provide a certificate of insurance?
Yes, naming the building and management company as required.
Do you do SB 721 and SB 326 balcony repairs?
Yes. We repair and rebuild balconies, walkways and railings to pass the inspection and document the work.
Can you match finishes we already use?
Yes. Send us the spec or a photo and we source the same or a compatible product.
Do you also handle ongoing repairs?
Yes, through our property maintenance program for landlords and managers.
