Renovating a condo is a different job than renovating a house

The construction is similar. Everything around it is not. Your building has a work-hour window, a freight elevator you have to reserve, a certificate of insurance requirement with specific limits and additional-insured wording, a rule about shutting off risers, a sound transmission requirement for flooring, and a neighbor below who will call the manager on day one. Most of the delays on condo projects are administrative, not structural. We handle that side.

What we take care of before we start

  • Contractor registration and deposit with the building
  • Work-hour schedule that fits the building rules, including no-work holidays
  • Freight elevator and loading dock reservations
  • Protection of common corridors, elevator cabs and lobby paths
  • Water shut-off coordination and neighbor notification
  • Sound-rated underlayment meeting the buildings IIC and STC requirements

What we build inside the unit

Kitchens, bathrooms, flooring, closets, lighting, paint, doors, built-ins and full unit renovations. Because we cannot move risers or touch structural elements in most buildings, condo design work is about maximizing the layout you are allowed to have. We are good at finding the two or three moves inside a unit that actually change how it lives - opening a non-bearing partition, relocating a doorway, converting a coat closet into a pantry, replacing a peninsula with an island.

Investor and landlord turns

We also do fast turnover renovations for owners and property managers: paint, flooring, appliances, hardware, punch list and make-ready, scheduled around a lease end date. If you have a tenant moving out on the 31st and a new one on the 15th, tell us the dates and we will tell you honestly whether it fits.

Frequently asked questions

Will you deal with my HOA directly?

Yes. Send us the management contact and the renovation rules and we will handle the submission.

Can you move my kitchen or bathroom?

Usually not far. Risers and stacks are shared and most buildings prohibit touching them. We work within a few feet and design around it.

What about noise complaints?

We work only within permitted hours, front-load the loud work, and notify the units above, below and adjacent before demolition day.

Do you do rental turnovers?

Yes, on a fixed schedule tied to your lease dates.
