A bathroom a mile from the ocean has a harder job
Everything that makes a bathroom fail is accelerated here. Humidity that never fully drops, salt in the air, sandy soil holding moisture under the floor, and houses from the 1910s and 1920s with post and pier foundations and crawlspaces that do not dry out. A bathroom built here the way one would be built in the valley does not last as long, and the parts that go first are the ones behind the tile.
Fix Brothers is a licensed and insured contractor run by the brothers who started it in 2015, with a shop in Chatsworth. Whoever writes your estimate is on site while it gets built, and we meet the inspector ourselves.
What we find when the tile comes off
- Subfloor and joist rot under the tub, where a grout line failed years ago and nobody looked.
- Soft sill plates and unbolted mudsills in the crawlspace, frequently with termite damage alongside.
- Galvanized supply lines narrowed by scale and corrosion.
- Rust scale inside the cast iron waste line, worst at the closet bend.
- Corroded fasteners, straps and metal hangers under the floor, rusted by damp and salt.
- No exhaust fan at all, or one discharging into the crawlspace or attic.
We open targeted holes and get into the crawlspace where access allows before quoting, and we carry a stated repair allowance so the discovery is not a change order in week two.
Waterproofing, and the vapor side of it
Showers get a properly sloped base, a bonded sheet or liquid membrane carried up the walls and over the curb, reinforced inside corners, the drain assembly tied into the membrane, and an overnight flood test before any tile. In this climate the vapor side matters as much as the liquid side, because a bathroom that cannot dry out will hold moisture in the assembly whatever the membrane does. That means a properly sized fan, ducted all the way outside with an insulated run and a corrosion-rated termination, and it often means dealing with the crawlspace below as part of the job: ground cover, a vapor barrier and real ventilation. Fixing the room without fixing what is under it is how the same problem comes back.
What we specify differently here
Stainless fasteners, stainless or coated hardware, hinges and slides rated for humidity, corrosion-resistant drain and valve components where they are available, glass with a protective coating because salt and hard water together etch it, and finishes on fixtures that do not pit. Mirrors get proper backing and clearance so the silvering does not go black at the edges within two years. None of this costs much at specification time and all of it is expensive to redo.
The coastal zone question
Venice is inside the California coastal zone. For a bathroom rebuilt within the existing walls, with no exterior change and no change to how the property is used, a coastal development permit is generally not required. A new or enlarged window, a relocated vent termination that changes the exterior, a bump-out or an added bathroom that changes the intensity of use can bring the coastal process in, and that is measured in months rather than weeks. We check your address and your scope at the first visit and give you a straight answer before design starts.
Duplexes, rentals and occupied buildings
Venice has a lot of duplexes and small apartment buildings, and many fall under the city's rent stabilization ordinance. Remodeling a bathroom in an occupied regulated unit is not the same as remodeling your own, because work that makes a unit temporarily unusable is regulated and in some cases a tenant habitability plan is required before permits are issued. We raise that at the first visit so an owner is not caught between a permit and a tenant, and we sequence to a vacancy window where one exists.
Access on a small lot
Thirty-foot lots, no side yard, alley access at the back, walk streets with no vehicle access at the front and nowhere legal for a dumpster. That decides whether a cast iron tub leaves whole or cut, how debris goes out and how much of the day is carrying rather than building. We measure the route and the turns at the first visit, price it openly, and arrange a street-use permit when one is needed.
Permits
Building permits come from LADBS. Changing out a vanity, a toilet and tile where they already sit is usually maintenance. Moving a drain, converting a tub to a shower, adding circuits, changing a window or opening a wall all need a permit, and bathroom work is normally issued without a plan check. In a house of this age the inspection is the thing that forces the plumbing and wiring to be done once rather than extended again. We pull the permit under our own license and meet the inspector at rough and final.
How the job runs, and how long
- Walkthrough with exploratory openings, a crawlspace inspection and the access route measured.
- Written coastal assessment for your scope, plus a line-item scope with tile, fixture and glass allowances and a stated repair allowance.
- LADBS permit, and a tenant habitability plan where a regulated occupied unit requires one.
- Containment, demolition, framing, subfloor and sill plate repair.
- New supply lines, corrected waste and vent, new circuits, a fully ducted fan, then the rough inspection.
- Waterproofing flood tested overnight, then tile, glass, fixtures, paint and sealants.
- Crawlspace vapor barrier and ventilation work where the moisture reading calls for it.
- Final inspection, then a punch list walked through together.
A single bathroom runs three to five weeks of construction once permitted, longer where pipe replacement or subfloor repair reaches past the room. Custom glass is measured after the tile is set and takes another week or two.
Work you can look at

Worth reading before you call
Our bathroom remodeling page covers the full scope, shower and tub replacement covers the conversion and bathroom refresh is the shorter route when the layout stays. Landlords should see multi-unit turnover renovation and property maintenance for landlords. For permits read bathroom remodel permits in Los Angeles. Moisture and mold work is covered under mold and moisture damage repair.
For repairs afterward, the same crew covers the area as described on the Venice service area page. Request your free written estimate and we will come out and check the crawlspace.

Frequently asked questions
Why does a bathroom here fail faster than one inland?
Humidity that never fully drops, salt in the air and moisture rising from sandy soil under a low crawlspace. Fasteners, hardware, straps and hangers corrode, and an assembly that cannot dry out holds water whatever the membrane does. That is why we treat ventilation and the crawlspace as part of the bathroom rather than as separate problems.
Do I need a coastal permit for a bathroom remodel?
Usually not for a bathroom rebuilt inside the existing walls with no exterior change and no change in how the property is used. A new or enlarged window, a vent termination that alters the exterior, a bump-out or an added bathroom that changes the intensity of use can bring the coastal process in, and that takes months. We give you a written answer for your scope at the first visit.
What do you specify differently for a coastal bathroom?
Stainless fasteners, stainless or coated hardware, hinges and slides rated for humidity, corrosion-resistant valve and drain components where available, coated glass because salt and hard water etch it together, and fixture finishes that do not pit. Mirrors get proper backing and clearance so the silvering does not blacken at the edges. It costs little at specification and a lot to redo.
I rent out a duplex in Venice. Can I remodel with a tenant in place?
That depends on the building and on how far the work goes. Many small Venice buildings fall under the city's rent stabilization ordinance, and work that makes a unit temporarily unusable is regulated, with a tenant habitability plan required in some cases before permits are issued. We raise it at the first visit and, where possible, sequence the work to a vacancy.
Does the crawlspace really need work as part of a bathroom remodel?
Sometimes, and we measure before saying so. If the ground is bare, the vents are blocked and the moisture reading is high, a new bathroom over the same conditions will have the same problems in a few years. Ground cover, a vapor barrier and working ventilation are cheap compared with replacing a subfloor twice, and they appear as their own line in the estimate.
