When the wet area is the only real problem

Plenty of bathrooms in Los Angeles have a perfectly good vanity, a floor you can live with, and a shower that is failing. Grout is crumbling, the pan is cracked, the tub surround is a 1970s fiberglass insert, or there is a stain on the ceiling below. Replacing the wet area only is the single highest-value bathroom job we do, because you fix the actual failure and keep the rest of your money.

What we do

  • Tub to shower conversions. The most requested job on this page. We remove the tub, reframe the curb or build a curbless entry, run the drain, waterproof and tile.
  • Shower to tub conversions. Usually for families with small children or resale on a two-bathroom house where both are showers.
  • Pan replacement. Cracked or leaking pans, rebuilt with a correct pre-slope and bonded membrane.
  • Fiberglass insert removal. Out with the one-piece surround, in with real tile.
  • Valve replacement. New pressure-balancing or thermostatic valve while the wall is open, because doing it later means opening the wall again.
  • Glass. Framed, semi-frameless or frameless enclosures, measured after tile so it actually fits.

Honest scope note

Once we open the wall we sometimes find the framing or subfloor is compromised. We photograph it, price the correction and get your approval before continuing. On roughly a third of pre-1970 homes in the Valley there is some framing repair. We would rather set that expectation now.

What it costs

A straightforward pan and tile replacement starts around $4,200. A tub-to-shower conversion with new valve, niche, bench and frameless glass generally lands $7,500 to $14,000. Frameless glass alone is often $1,800 to $3,500 of that.

Frequently asked questions

Can I convert my tub to a walk-in shower?

Almost always yes. The only real constraint is joist direction if you want a fully curbless entry.

Do you replace the valve too?

We strongly recommend it while the wall is open. A new valve costs a few hundred dollars now and a wall repair later.

Will the new tile match my existing floor?

Rarely a perfect match on an older floor. We bring samples and show you the honest options, including a deliberate contrast that looks intentional instead of a near-miss.

How long is the bathroom unusable?

The shower is out for the full 5 to 9 days. The toilet and sink are usually available except on demolition day.
