Brentwood bathrooms have usually been remodeled once already

Many Brentwood homes went up between the 1940s and the 1970s, and very few still have their first bathrooms. What we open up is more often a 1990s or 2000s remodel laid over mid-century bones: newer tile and a newer valve, fed by original galvanized branches and draining into original cast iron. Sometimes the earlier contractor tiled over the old mortar bed instead of removing it, which leaves a floor that sits high at the door and a shower with two generations of waterproofing, neither of them working. The job in these rooms is to find out which layers are worth keeping and which are hiding a problem.

The neighborhood also divides by terrain. Flat lots near San Vicente hold traditional and ranch houses where the work is about layout and finish. The canyon streets north of Sunset hold hillside homes where settling and drainage come first. And the condo buildings bring rules that shape the project as much as the design does.

Fix Brothers is a licensed and insured general contractor. The two brothers behind the name have run the company since 2015, and Brentwood is about 30 minutes from our shop in Chatsworth.

Three kinds of Brentwood bathroom

Flat-lot homes near San Vicente

These are often raised-foundation houses, which helps: we can get under the bathroom to inspect and replace drain lines without breaking concrete. Common requests are converting the tub alcove in a hall bath to a walk-in shower, and combining a small primary bath with an adjacent closet to make a real suite. When a wall has to come out, we check whether it carries load before anyone draws the new layout.

Hillside homes north of Sunset

Settled framing is the theme. Doors no longer sit square, floors tilt toward the downhill side, and tile cracks along the same line every time it is repaired. Large-format tile and curbless showers both demand a flat, stiff floor, so we correct the structure first: sistered joists, added blocking, new subfloor and a level plane to build on.

Condo bathrooms

In a condo the wet wall is shared, the unit below is occupied, and the association will want insurance certificates, set hours and elevator reservations. Drain locations are often fixed by the concrete slab. We design around that instead of fighting it, and our condo and apartment renovation page explains how we handle board approval.

Permits through LADBS

Brentwood is part of the City of Los Angeles, so LADBS is the permit agency. Relocating plumbing, replacing supply or drain piping, adding a circuit for a heated floor or rebuilding a shower does, and an interior bathroom remodel without structural changes is usually one of the simpler permits to obtain. North of Sunset, most canyon streets are mapped as hillside areas subject to the Baseline Hillside Ordinance, and they also lie in a Very High Fire Hazard Severity Zone. Those rules bite when you add floor area or change the exterior, for example by pushing a primary suite outward or cutting in a new window. We look up your parcel before finalizing the estimate, pull the permit under our own license and meet the inspector on site. Our guide to bathroom remodel permits in Los Angeles goes through the triggers.

Our waterproofing approach on a second-generation remodel

On a previously remodeled bathroom we do not build on top of anyone else's shower pan. Everything in the wet area comes out to framing. Then comes a pre-slope so the membrane itself drains, a bonded membrane on the floor, curb and walls, banded corners, a compatible drain, and movement joints where the floor meets the wall so the tile can flex with a house that has already shown it moves. The pan is filled and left to stand before we set a single tile.

How the job runs in Brentwood

  • First visit: we measure, photograph, look under the house or into the ceiling below, and ask what the last remodel changed.
  • Written fixed estimate with scope, allowances for the finishes you pick, and the schedule.
  • LADBS permit, plus association approval for condos.
  • Containment and floor protection through the house, then demolition back to framing in the wet areas.
  • Structural and subfloor corrections, plumbing and electrical rough-in, then the rough inspection.
  • Pre-slope, membrane and a standing-water test.
  • Tile, stone, cabinetry, glass and fixtures.
  • Final inspection and a room-by-room punch list before we call it done.

Local proof from a Brentwood house

Our published Brentwood project is a whole-home renovation of a 1971 post-and-beam house. It was not a bathroom remodel, and we won't present it as one. It is relevant because of what it shows about houses here: the frame had settled, the owner expected a cosmetic job, and once the old flooring was up the substrate was too far out of level to build on. We stopped, photographed it, priced the correction separately and let her decide before ordering materials. For a bathroom-specific case, the closest published one is a condo bathroom in Marina del Rey, where we moved the shower drain in the slab to get a truly level entry and flood tested above an occupied unit.

Why a license matters on a Brentwood bathroom

Remodeling over a past remodel means finding work nobody permitted: buried junction boxes, drains without proper venting, a shower valve soldered in with no access. A licensed contractor working under permit has to correct what gets opened up, and the inspection is your proof it was done. Condo boards ask for license and insurance before approving a project, and if a leak ever reaches a neighbor, your insurer will ask who did the work.

Before we quote a Brentwood bathroom, we check

  • What the previous remodel left in place: old mortar beds, original piping, buried boxes.
  • Drain and supply materials, seen from the crawlspace or an access panel.
  • Floor flatness and bounce across the room, measured with a long straightedge.
  • Whether any wall you want removed carries load.
  • Dampness in lower-level walls on the downhill side of the house.
  • For condos, the building's renovation rules and water shutoff procedure.
  • Hillside and fire-zone status, if the project touches the exterior.

Where to go next

Our citywide bathroom remodeling page covers scope tiers and the waterproofing assembly in more detail. For a full suite, see primary bathroom suite remodel; for the wet area alone, see shower and tub replacement. Budget questions are answered by factor, not by guesswork, in our bathroom remodel cost guide. Small items left over after the remodel, like re-hanging a door that settled or patching stucco, go to our in-house handyman crew. Frequently asked questions

Is a permit required for a Brentwood bathroom remodel?

Yes, for most real remodels. Brentwood is in the City of Los Angeles, so LADBS issues the permit whenever plumbing is relocated, piping is replaced, circuits are added or a shower is rebuilt. Replacing a toilet or faucet in place generally does not need one. Hillside and fire-zone rules north of Sunset mainly apply if you add floor area or alter the exterior.

My bathroom was remodeled years ago. Can you just update the finishes?

Sometimes, and we will tell you honestly after looking. If the earlier remodel has a sound shower pan, good piping and no signs of leaks, a finish update or a short refresh can make sense. In Brentwood we often find newer tile over original galvanized and cast iron, or tile laid over an old mortar bed. In those cases new finishes would only hide a problem.

Can you build a curbless shower in a hillside Brentwood home?

Usually, if the floor framing allows it. A curbless entry means recessing the shower pan into the joists, so we look at joist direction, depth and condition first. Hillside houses have often settled, which means leveling and stiffening the floor before the pan is built. If the structure cannot be recessed safely, we will propose a low curb instead and explain why.

How do you handle a bathroom remodel in a Brentwood condo?

We start with the building's renovation rules and get board approval before scheduling. That usually means insurance certificates, set work hours, elevator reservations and protection of hallways. Drain positions in a slab are often fixed, so we design the layout around them unless the association permits coring. The new shower is flood tested before tile, because a leak in a condo becomes your neighbor's problem fast.

How long will a Brentwood bathroom remodel take?

Most run three to six weeks on site once LADBS has issued the permit. Hall baths kept in the same layout finish fastest. Primary suites with relocated plumbing, stone slabs and custom glass take longer, and hillside homes can add time for floor leveling or framing repair. You get a written schedule with the estimate, and changes happen only through a signed change order.
