Up here the house tells you what the kitchen can be

Hollywood Hills kitchens sit in houses that were built to hold a view, not to be easy to work in. A 1920s Spanish or storybook house on a terraced lot. A 1950s or 1960s post and beam cantilevered over the slope on caissons. A 1990s or 2000s rebuild with a double-height room and a glass wall on the downhill side. In all three, the structure, the access and the hillside rules shape the kitchen more than the floor plan does.

Fix Brothers is a licensed remodeling contractor the two of us started in 2015, with the shop in Chatsworth. We quote hillside work as hillside work. Anyone pricing a Hollywood Hills kitchen off a square-foot number has not seen the street yet.

Access is the first line of the estimate, not the last

Substandard street widths, blind curves, no legal place for a dumpster, a driveway too steep for a dolly and neighbors whose only route past your house is the road your truck is standing in. That is the normal starting point. It decides whether a stone slab can reach the kitchen at all or has to be cut on site, whether cabinets come in assembled or flat, whether a small truck shuttles from a staging point lower down, and in some cases whether a crane or a hoist lift is the only way to get glass or an island slab into place.

We walk it at the first visit: street width, turning radius, step count, where a vehicle can legally stand and for how long. Then we price it. A temporary no-parking zone or a street-use permit gets arranged where it is needed, rather than treated as your problem on day one.

Cantilevered floors and view walls

On a mid-century house that projects out over the slope, the floor is a structural system and not just a surface. Cutting into it for an island drain, a new vent or a relocated gas line is engineering, not plumbing. The same goes for the downhill wall: it is often a braced or moment frame holding the house against lateral load, and a larger window opening in it is a structural change with a plan check attached. We look at the framing and at any available drawings before we talk about where the island goes.

Exposed ceilings and nowhere to hide a duct

Many of these houses have beam ceilings with no cavity above. A range hood duct, recessed lighting and new circuits all need a designed route, which means the mechanical plan comes before the cabinet plan. A hood goes out through the nearest exterior wall with the shortest run we can design; an island gets a downdraft where routing up is impossible; lighting comes from surface fixtures, track along a beam and under-cabinet runs instead of cans. Planned in that order the kitchen looks deliberate. Planned backwards you get a boxed duct across the best ceiling in the house.

Hillside rules and the paperwork that comes with them

These parcels fall under the city's hillside regulations, and a surprising amount of a kitchen project can touch them once it leaves the existing walls. A bump-out, a new deck off the kitchen, a larger opening in a structural wall, or exporting soil all bring in extra review. Soil export above the city's threshold needs a haul route permit, which is a hearing and not a counter transaction, so it belongs in the schedule from the start. Properties in the Mulholland corridor also fall under a specific plan with its own design review. Much of the hills carries a Very High Fire Hazard Severity Zone designation, so anything that changes the exterior brings in ember-resistant materials and vent screening.

An interior kitchen inside existing walls avoids most of this. We check your address and tell you which category your project is actually in before you commit to a scope.

What we find in the older houses

  • Knob and tube wiring in the 1920s houses, and 1960s service that was never sized for an induction cooktop and an EV charger.
  • Galvanized supply lines narrowed by scale.
  • Soffits hiding duct, vent stack or nothing at all.
  • Decks and railings off the kitchen that need attention while scaffolding is up anyway.
  • Stucco and flashing details at the kitchen wall where water has been getting in for years.
  • Earlier additions framed over earlier rooflines, which is why the ceiling steps where it does.

How a kitchen runs here, and how long

  • Site visit with the access route driven and measured, the panel open and the framing inspected.
  • Mechanical, hood and lighting plan settled before the cabinet layout.
  • Line-item written scope with finish allowances, a stated repair allowance and access logistics priced openly.
  • Engineering and LADBS permit, with hillside review, haul route or specific plan review where they apply.
  • Staged deliveries, demolition, framing and beam work, inspected before closing.
  • Rewiring, repiping, hood duct, then cabinets, stone, backsplash, floors, appliances, final inspection, punch list.

Count on seven to twelve weeks of construction after the permit. The extra time over a flat-lot kitchen is access and structure, not slower work, and we would rather it sat in the schedule than in a change order.

Work you can look at

The Sherman Oaks kitchen with open shelving and a pro range is a good look at hood ducting done correctly and a soffit taken out. For structural and exterior work of the kind these houses need, see railing fabrication and installation and exterior facade and interior wall restoration.

Worth reading before you call

Start with kitchen remodeling, or kitchen refresh if the layout works and the finishes do not. If a wall or a window is part of it, see load-bearing wall removal and door and window installation. For planning read the kitchen remodel timeline and what drives kitchen remodel cost. Decks and railings off the kitchen are covered under balcony and deck safety repair.

The same company handles the small jobs afterward, which is covered on the Hollywood Hills service area page. Request your free written estimate and we will drive the route and measure.

Frequently asked questions

Why does a Hollywood Hills kitchen cost more than the same kitchen on a flat lot?

Access and structure, mostly. Narrow streets with no legal place for a dumpster, driveways too steep for a dolly and no staging area mean material is shuttled or carried, and sometimes lifted. Cantilevered floors and braced view walls turn routine plumbing or window work into engineering. We price those items openly as their own lines instead of burying them.

Can I put an island with a sink in a cantilevered room?

Only after the framing is checked, because on a floor that projects over the slope the structure and the surface are the same thing. Cutting it for a drain or a vent is an engineering question. We look at the framing and at any existing drawings before discussing island placement, and where plumbing does not work we look at a prep island instead.

What is a haul route permit and will I need one?

It is a permit for trucking soil off a hillside site, required once the export passes the city's threshold, and it goes through a hearing rather than a counter. A kitchen inside the existing walls will not need one. A project that involves excavation, a new foundation or significant grading can, and because it is a hearing it has to sit in the schedule from the start.

Where does the range hood duct go in a house with beam ceilings?

Out through the nearest exterior wall with the shortest run we can design, which is why hood placement is settled before the cabinet layout. For an island where routing is impossible, a downdraft is the honest answer. What we avoid is a boxed duct run across an exposed ceiling that is one of the best features of the house.

How long does a kitchen take up here?

Seven to twelve weeks of construction after the permit, which is longer than the same kitchen on a flat lot. The difference is material handling and structural work rather than slower trades. If the project touches the outside, hillside review, a specific plan review or a haul route permit sits in front of that, and we put dated phases in the estimate.
