Studio City bathrooms: two kinds of homes, two kinds of jobs

Studio City splits cleanly for bathroom work. On the flats around Ventura Boulevard you find condos, townhomes and older single-story houses with compact hall baths. Head south into the canyons toward Fryman and the homes turn mid-century, built on slopes, often with a primary bath sitting over a crawlspace or on an upper level. The first group is mostly about tight rooms and building rules. The second is about moisture, movement and getting materials up a narrow street.

Fix Brothers is a licensed and insured remodeling contractor based in the Valley. Two brothers started the company in 2015 and still run every job. Our shop is in Chatsworth, about 20 minutes away.

What is usually behind the tile here

Much of the housing in Studio City is mid-century, and the original bathrooms were built the way everyone built them then: tile floated on a thick mortar bed over wire lath, a cast-iron tub, cast-iron drain lines and galvanized steel supply. On jobs like this we usually find some mix of the following once the room is opened.

  • Galvanized supply lines choked with scale, so the shower runs weak even with a brand-new valve.
  • Cast-iron drain arms rusted thin along the bottom or cracked at a hub.
  • Mud-set wall tile that is still rock solid, right next to a tub corner where water has been reaching the framing for years.
  • No exhaust fan at all, or a fan that dumps into the attic.

We price the job from what is actually in the wall, not from a photo of the finishes.

Condo and townhome bathrooms near Ventura Boulevard

Condo bathrooms bring a different list. There is usually a neighbor below or beside the wet wall, the water shutoff may serve more than one unit, and the HOA will have rules on work hours, elevator protection and debris. We read the building's renovation rules before we write the scope, because they decide things like whether a drain can move at all. Our guide to condo renovation and HOA rules in Los Angeles covers what boards typically ask for.

Canyon and hillside bathrooms

In the hills, moisture and slope movement show up in bathrooms as cracked grout lines that keep coming back, a door that rubs its frame and tile that sounds hollow near the tub. We check the framing and subfloor from below where there is crawlspace access, stiffen or repair what has moved, and only then build the new shower. Access matters too: on narrow canyon streets we plan smaller debris loads and timed deliveries so the road stays open for your neighbors.

Permits: LADBS, plus hillside rules if the project grows

Studio City is a neighborhood of the City of Los Angeles, so bathroom permits are issued by LADBS. Swapping a toilet or faucet in place generally needs no permit. Moving a drain, re-piping, adding a circuit or turning a tub alcove into a shower does. The hillside rules come into play when the project gets bigger: canyon lots are in designated hillside areas under the Baseline Hillside Ordinance, which regulates added floor area and grading, and many are in a Very High Fire Hazard Severity Zone, which can affect exterior items like a new window or skylight. Lots close to Mulholland Drive may also fall under the Mulholland Scenic Parkway Specific Plan for exterior changes. We check which overlays cover your parcel before the number is final, and we pull the permit under our own license.

How we waterproof a Studio City shower

Every shower we build gets the same assembly regardless of tile budget: a sloped base under the membrane so water moves to the drain instead of sitting in the mortar, a bonded waterproof membrane carried up the walls and over the curb or threshold, sealed corners and niche edges, and a drain made for that membrane. Then we plug the drain, fill the pan and leave it overnight. Tile starts only after that flood test holds.

How the job runs, start to finish

  • Site visit with one of the brothers: measurements, photos, a pipe check at the shutoff and under the house where we can get there.
  • Fixed written estimate with scope, fixture allowances, permit path and the expected out-of-service window for the room.
  • HOA submittal if the building requires one, and the LADBS permit.
  • Floor and hallway protection, dust containment, then demolition to framing.
  • Framing and subfloor repair, new supply and drain work, electrical and fan ducting, then rough inspection.
  • Shower base, membrane and the overnight flood test.
  • Tile, stone, vanity, glass and trim, followed by the LADBS final and a punch-list walk together.

Local proof, stated honestly

We have not published a bathroom case study from Studio City yet. What we have published from the neighborhood is a whole-house interior repaint in Studio City, which shows our prep and finish standard. The closest bathroom job on the site is a 1972 bathroom in Van Nuys that we stripped to the studs, a few miles north. It had the same ingredients as many Studio City baths: felt paper where waterproofing should have been, soft studs at the tub, a floor out of level and galvanized pipe nearly closed with rust.

Why hiring a licensed contractor matters here

A bathroom remodel touches plumbing, electrical, framing and waterproofing in one small room. Condo boards ask for proof of license and insurance before they approve anything. With us, the license, the insurance, the people on site and the responsibility for the finished shower all sit with one company. If you want to vet any contractor before hiring, including us, our post on how to check a contractor license in California walks through it.

What we check before quoting a Studio City bathroom

  • Supply and drain materials, and how far back the old pipe runs before it meets something sound.
  • Crawlspace or ceiling-below access for moving a drain.
  • Floor level and stiffness, especially for large-format tile or a curbless entry.
  • Signs of past leaks: staining below, soft baseboard, hollow-sounding tile.
  • Electrical capacity for a fan, heated floor or added lighting.
  • HOA rules, work hours and parking, or street access in the canyons.
  • Whether this is the only working bathroom in the home.

Our main bathroom remodeling page explains the tiers of bathroom jobs we see across Los Angeles. If the room only needs its wet area rebuilt, look at shower and tub replacement. If the layout and plumbing are fine and the finishes are simply dated, a three-day bathroom refresh may be enough. Once the bathroom is finished, the small follow-up list, from towel bars to a sticking door down the hall, goes to our in-house handyman crew. Frequently asked questions

Who issues bathroom remodel permits in Studio City?

LADBS does, because Studio City is a neighborhood of the City of Los Angeles. You need a permit when drains move, pipes are replaced, circuits are added or a tub becomes a shower. Canyon lots toward Fryman are also in hillside areas, but those rules mostly matter when you add floor area or change the exterior. We pull the permit under our own license and book the inspections.

Can you remodel a bathroom in a Studio City condo?

Yes, and we do it often near Ventura Boulevard. We start by reading your association's renovation rules, since they set work hours, elevator use, insurance requirements and sometimes whether plumbing can be relocated. We provide the documents the board asks for, protect the common areas, and flood test the new shower pan before tile, which matters when another unit sits directly below yours.

How long does a Studio City bathroom remodel take?

Most take two to five weeks of construction once permits are in hand. A hall bath kept in its existing layout sits at the short end. Canyon homes that need framing or subfloor correction, and condos with restricted work hours, sit at the long end. Custom glass and special-order tile are the usual causes of a slow finish, so we order them early.

My grout keeps cracking in the same place. Do I need a full remodel?

Not always, but repeated cracking along one line usually means the floor or wall is moving, not that the grout was bad. In Studio City's canyon homes that often traces to slope movement or a subfloor softened by an old leak. We check from below when there is access. If the structure is sound, a tile repair may do; if not, the fix starts with the framing.

Should I replace old pipes while the bathroom is open?

Yes, if they are galvanized steel or deteriorated cast iron. Both are common in mid-century Studio City homes, and both are far easier to replace with the walls open than after new tile is up. We replace the lines serving the bathroom back to a sound connection, show you photos of what we removed, and tell you plainly if the remaining pipe in the house deserves attention.
