In Brentwood, you are usually remodeling a remodel

Brentwood splits into two kinds of property, and they need different work. Near San Vicente the lots are flat and the houses were largely built between the 1940s and the 1970s. Almost all of them have been through at least one renovation, and the kitchen was usually the first room touched. North of Sunset the streets wind into the canyons, and the homes include mid-century post-and-beam designs and later custom houses on sloped lots. There are also condo buildings in the flats, where kitchens are governed as much by the association as by the floor plan.

The layered history is the defining feature. A kitchen that looks fifteen years old may be sitting on framing from the 1950s, wiring from two different decades and a floor built up in three layers. Earlier work was not always permitted, and it was not always done with the next remodel in mind. Our job is to find out what is there before it becomes a change order.

Fix Brothers is run by the two brothers who founded it in 2015, and our shop is in Chatsworth, about 30 minutes from Brentwood. We hold a California general contractor license, carry insurance and keep kitchens with our own crew. Because of the drive, we schedule full working days here and keep materials staged at the house.

What earlier remodels tend to leave behind

  • Newer finishes over older wiring, including ungrounded circuits or aging cable spliced to modern cable inside a wall.
  • A wall that was already opened once, with a header of unknown size that may not be adequate if you want the opening wider.
  • Floors that are out of level where an old porch, pantry or addition was joined to the original kitchen.
  • Plumbing from two eras joined together, often with a corroded transition fitting right behind the sink base.
  • A hood duct that was reduced in size, crushed or ended short of the roof during a previous job.
  • Door and cabinet lines that look crooked because the house has settled since the last kitchen went in.

We keep what was done well and correct what was not. There is no value in tearing out a sound beam or a good subfloor just because it is old work.

Hillside kitchens north of Sunset

Post-and-beam and custom hillside homes bring their own conditions: vaulted or exposed ceilings with no attic above them, large glass openings that limit where tall cabinets can go, and floors that have moved with the slope over the decades. Lighting and ventilation routes have to be worked out around the structure, and cabinets need to be scribed to walls and floors that are no longer straight. Access matters too. Narrow canyon streets limit truck size and parking, so we plan deliveries and debris hauling in smaller loads and let neighbors' driveways stay clear.

Permits in Brentwood and their effect on timing

Brentwood is a neighborhood of the City of Los Angeles, and LADBS is the permitting authority. Any kitchen that involves new wiring, relocated plumbing, gas work or structural change needs a permit. Simple interior scopes are approved relatively quickly. Structural revisions, including re-engineering an opening someone else made years ago, go through plan check, and that step has to finish before we can begin demolition.

The canyon and hillside streets north of Sunset are generally designated hillside areas under the Baseline Hillside Ordinance and lie within a Very High Fire Hazard Severity Zone. These rules bear on additions, decks and exterior materials. A kitchen that pushes outward, adds a window wall or changes exterior doors will be reviewed with them in mind, and an interior-only kitchen normally will not. We look up your parcel before finalizing the estimate. For condos, association approval, insurance certificates and building work-hour rules are added to the front of the schedule.

How we scope and run the work

Investigation first

Beyond measuring, we pull permit history where it is available, look inside the sink cabinet and the panel, check floors with a long level and, with your permission, cut a small inspection opening where a wall is slated to change. An hour of this saves days later.

One written scope

The estimate is fixed and written. It lists the work, the finish allowances, the permit steps and the items we could not see and how they would be handled if found. Nothing extra is built without a change order you have signed.

Construction

We protect the house and set up a temporary kitchen, then demolish carefully so that concealed conditions are exposed early. Structural corrections and rough plumbing, gas and electrical follow, with LADBS inspections at each stage. Floors are leveled before cabinets go in, not shimmed around. Then come cabinets, counters, tile, lighting, appliances, the final inspection and a room-by-room punch list with you.

Why use a licensed contractor in Brentwood

When a house has been altered several times, the permit record and the actual building often disagree. A licensed contractor can legally open that up, correct it and have the city sign off, which turns an unknown into a documented improvement. Unlicensed work does the opposite. It adds another undocumented layer for the next owner's inspector to question. State law requires a license for a project of this size in any case, and the CSLB lookup takes about a minute.

Local proof from Brentwood

Our published Brentwood job is a whole-home renovation of a 1971 post-and-beam house. To be clear, it was an interior renovation of floors, walls, ceilings, doors and electrical corrections, not a kitchen remodel. It is still the best evidence of how we work in this neighborhood. The owner described the job as cosmetic. Once the flooring came up we found the substrate out of level and original cloth-insulated circuits feeding modern loads. We stopped, photographed the conditions, priced the corrections separately and let her decide before buying materials. For a kitchen-specific example, the nearest published project is our Sherman Oaks kitchen with a structural wall removal.

Frequently asked questions

Who permits a kitchen remodel in Brentwood?

LADBS does. Brentwood is a City of Los Angeles neighborhood, so the Los Angeles Department of Building and Safety issues permits for kitchens that add wiring, relocate plumbing, change gas lines or alter structure. We apply under our own contractor license and meet inspectors on site. If the address is in the hillside area north of Sunset, we also check whether any exterior part of the plan triggers hillside or fire-zone review.

My kitchen was remodeled before. Does that make a new remodel harder?

It can, mostly because of what is hidden. Previous remodels often leave older wiring behind new surfaces, undersized headers, built-up floors and mixed plumbing. None of it is unusual, and all of it is fixable. We investigate before pricing, list suspected concealed conditions in the estimate and explain how each would be handled, so discoveries during demolition do not derail the schedule or the agreement.

Can you work in a Brentwood condo building?

Yes. We submit the documents the association asks for, typically drawings, a certificate of insurance and a work schedule, and follow the building's rules for hours, elevator protection and debris removal. In condos the sink and range usually stay near existing risers and ducts, so the design effort goes into cabinetry, storage, counters and lighting. We review the building's plumbing layout before proposing any relocation.

How long does a Brentwood kitchen remodel take?

About six to ten weeks of construction after permits for most projects. Houses with layered earlier work, floors that need leveling or a structural opening to re-engineer sit toward the longer end, and hillside access can slow deliveries. Permit review and cabinet fabrication come first and run in parallel. You receive a written calendar showing those stages, and we update it if concealed conditions change the plan.

Will you keep parts of my existing kitchen that are still good?

Yes, when they are sound. A properly sized beam, a solid subfloor, recent wiring that meets code or a well-built pantry does not need to be replaced for the sake of it. During investigation we separate what can stay from what has to go, and the estimate reflects that. Reusing good work reduces waste and time without lowering the standard of the finished room.
