Room Addition vs. Moving: What Makes Sense in the San Fernando Valley

A clear way to decide between adding on and selling up: the numbers that matter, when an addition wins, and when an ADU is the better answer.

For most Valley homeowners who bought before 2020, adding on beats moving. The reason is not sentiment. It is Proposition 13, transaction costs and today's mortgage rates. Here is how we walk clients through the decision before anyone draws a plan.

The costs of moving that do not show up on a listing

  • Property tax reset. Your assessed value jumps to the new purchase price. On a Valley house bought a decade ago, that alone can be thousands a year.
  • Mortgage rate reset. Giving up a low fixed rate for a current one often costs more per month than an addition would.
  • Transaction costs. Agent commissions, escrow, transfer taxes, moving. Typically 6-8 percent of the sale price.
  • Time. Selling, buying and moving is a project of its own, and you still may not get the layout you want.

When an addition wins

  • You like the street, the schools and the commute; the house is just short a bedroom, a bathroom or a real family room.
  • The lot has room to grow out, or the foundation can carry a second story.
  • Your current tax base and mortgage are well below what a replacement house would cost.
  • You plan to stay five years or more.

When moving wins

  • The lot is too small for what you need and a second story is not feasible.
  • The house has structural or soil problems that an addition would have to fix first.
  • You need a different school district or a shorter commute, which no addition solves.
  • You would be adding so much that you are effectively rebuilding.

The third option: an ADU

If the extra space is for a parent, an adult child or rental income, a detached ADU or garage conversion can be the better move. It is separate, permitted, rentable and does not touch the main house's roof. See the current ADU rules in Los Angeles.

How to compare honestly

  1. Get a written, fixed-price estimate for the addition after a site visit, not a per-square-foot guess.
  2. Have your agent run what your house would sell for and what the replacement would cost, including the tax reset.
  3. Compare the monthly cost of the addition financing against the new mortgage plus taxes.
  4. Decide with a five-year horizon, not a five-month one.

Fix Brothers builds room additions and second story additions across Woodland Hills, Encino, Granada Hills, Northridge and Burbank. We are a licensed general contractor and we will tell you if a second story is not feasible on your house before you spend money on plans.

A worked example

A family in Winnetka with a three-bedroom ranch, one bathroom and a tax base from 2014 needs a second bathroom and a fourth bedroom. Replacing the house in the same area would roughly double the property tax and reset the mortgage. A 300 sq ft bedroom-and-bath addition on the side yard keeps both, adds the two rooms they need, and is done in about five months. The math is not close. The same family on a 5,000 sq ft lot with no side yard and a slab that cannot carry a second story would be looking at moving or a detached ADU instead.

Frequently asked questions

Is it cheaper to add on or move?

For owners with a low tax base and mortgage rate, adding on usually costs less over five years once transaction costs and the tax reset are included.

Does a room addition add value?

Bedrooms and bathrooms add the most. Value depends on the neighborhood ceiling; we will tell you if you are over-building for the street.

How long does a room addition take?

Typically 6-10 weeks of plans and permits, then 2-4 months of construction.

Can I finance an addition?

Common options are a HELOC, a cash-out refinance or a renovation loan. We are not lenders; talk to your bank or a broker.

Should I add up or out?

Out is simpler and cheaper per square foot if the lot allows. Up keeps the yard but needs foundation and structural work.
