Full ceiling restoration following water penetration from above, replacing and refinishing the whole ceiling rather than patching the damaged section. When penetration has been ongoing, the damage usually extends well past the visible stain. Board that has been wet and dried repeatedly loses strength and will sag later even if it looks acceptable now. In this case the ceiling was taken back, the framing was checked and allowed to dry, then new board was fitted, taped, skimmed and finished across the full span. Working the whole ceiling also removes the problem of matching a patch into an existing textured or aged surface, which almost never reads as invisible. The source of the penetration was confirmed as resolved before the ceiling was closed up. We handle ceiling replacement after roof leaks, upstairs plumbing failures and long-term damp.

The property

Two-storey single-family home in Encino, built in 1986. Half-inch drywall ceiling with a light texture over it, and a second-floor bathroom sitting directly above the damaged area. On houses of this age the ceiling board is usually still the original run, so once it has been wet it is rarely worth saving.

What the client asked for

The call came in as an emergency. A brown ring about the size of a dinner plate had appeared on the living room ceiling and was still spreading. He asked us to patch the stain and repaint the ceiling, and expected a one-day cosmetic job.

What we found that he did not expect

The water was coming from the second floor, and it had not been a single burst event. A supply connection behind the upstairs vanity had been weeping for weeks. We cut an inspection opening and the cavity was still wet well past the visible stain. Board that has been soaked and dried repeatedly loses strength and will sag later even when it still looks acceptable. There was also active mould on the back of the drywall and on the face of the framing above it.

How we worked, in order

Emergency source control on the same visit. We traced the leak and repaired it ourselves rather than waiting on a third-party plumber, because drying cannot start until the water stops.
Contained the room and took the ceiling back to framing instead of cutting a patch.
Dried the cavity with fans, then verified it with a moisture and mould meter before closing anything up. We do not close a cavity on a guess.
Remediated the mould ourselves and treated the exposed framing.
Replaced framing partially, only the members that had genuinely lost integrity, leaving sound joists in place.
New board, taped, three coats of compound, sanded and primed.
Repainted the ceiling wall to wall so there is no sheen break where the new work meets the old.

The decision we would defend to anyone

We replaced the whole ceiling plane instead of patching the stained section. A patch is cheaper on day one and it is what most contractors quote, but it leaves you two problems. The seam and the texture never match under raking light, and board that has been wet and dried more than once keeps moving, so hairline cracking shows along the patch edge within a season and you pay for the work twice. Opening the full plane also let us actually see the joists, which is the only way to know whether the water and the mould stopped where the stain stopped. Here they did not.
